Before signing a winter rental in the Canary Islands, check the contract, the total monthly cost, the deposit terms, the condition of the apartment and practical details such as sun, noise, wifi and transport. Ten minutes of questions can save you a miserable winter.

The contract
- Dates, price and payment method are written down.
- It is a seasonal contract, not a long-term lease.
- Bills included are listed clearly.
- Deposit amount and return conditions are clear.
- There is an inventory.
Money
- Total monthly cost including electricity, water, gas and wifi.
- How electricity is measured if it is not included.
- Any community or cleaning fees.
- Receipts for every payment.
The apartment
- Signs of damp or mould.
- Hot water and water pressure.
- A heater or air conditioning with heat.
- Mattress quality and enough blankets.
- Kitchen equipment and a washing machine.
- Sun on the terrace in the afternoon.
Location
- Distance to the bus stop, supermarket and pharmacy.
- Noise from bars, roads or building work.
- Hills and stairs if mobility matters.
- Mobile signal and wifi speed: ask for a speed test screenshot.
On arrival
- Take dated photos and video of every room.
- Note existing damage in writing.
- Test all appliances.
